President 
Rick, a licensed California attorney and real estate broker, formed Latitude, a full service commercial real estate firm in 1999. From 1997 through 2006, Rick has completed over $150 million in real estate and business opportunity transactions. Rick also has over 10 years of business management experience in businesses with up to $50 million in annual sales and 100 employees. His business experience includes strategic business planning, advertising and public relations. His development experience includes entitlement processing for projects from $2 million up to a 62 acre, $125 million, mixed use project and 2, "turn-key" retail, new car dealership facilities taken from land acquisition to occupancy. Rick's commercial real estate practice includes the sale and leasing of commercial properties throughout the Central Coast as well as project management and development services. Rick has also brought his law, business and real estate background together to form FlexTIC in 2006, to satisfy a need in the 1031 exchange marketplace. Rick attended U.C. Santa Barbara and received his B.A. from Claremont McKenna College and his J.D. from the University of Southern California in Los Angeles. Email

Vice President, CCIM 
Jim, a licensed California real estate broker with a certified commercial investment member (CCIM) designation, is a native Californian and was raised in Santa Barbara. Jim began his career in retail leasing and sales with the national real estate firm of Grubb & Ellis in Ventura County and later joined Investec Real Estate Companies as the Vice President and Director of Acquisitions and Leasing. With Investec, he was responsible for the acquisition and/or disposition of over 550,000 square feet of commercial space and 1,050 apartment units valued in excess of $91,000,000 and the leasing of over 500,000 square feet of office and retail space. Jim's experience expanded as Vice-President and West Coast Acquisitions Officer with Falcon Real Estate. Falcon, a real estate advisory firm based in New York City, represents a number of non-U.S. individual and institutional investors interested in acquiring U.S. real estate. He was involved in the acquisitions of high-end apartments, investment-grade net-leased investments and Class A office buildings in major markets on the West Coast, including Seattle, San Francisco, Los Angeles and San Diego, valued at over $235,000,000. Since 2000, he has specialized in apartment and investment sales and leasing of properties throughout Santa Barbara, Ventura and San Luis Obispo Counties. Property Manager Property Management Prior to joining the company in 2002, Barbara worked as a property manager for a family trust in Montecito, CA. Barbara is responsible for the property and/or asset management of 8 properties with over 40 tenants totaling over 100,000 square feet. Barbara's background includes: GTE Mobilnet, Major Accounts Manager, responsible for sales, marketing and customer service for corporate and government accounts; Director of Sales and Marketing for the Santa Barbara Inn, responsible for group and corporate accounts. Barbara brings a unique quality to commercial property management with her extensive sales and customer service background and her ability to cultivate positive relationships with clients, tenants and fellow employees. Barbara is active in IREM (Institute of Real Estate Management) and is working towards a CPM (Certified Property Manager) certification. She is also a former Rotarian and volunteer facilitator for the single mom support group sponsored by Villa Majella. Barbara attended SBCC and has lived in Santa Barbara since 1981. Email

Accounting Accounting Myra joined the company in February 2004 with significant business experience in accounting, marketing and real estate. Her financial background includes experience in the hospitality, restaurant, non-profit, retail and construction industries. Prior to accounting, Myra held positions in sales, public relations/marketing and political campaign management, including: Director of Marketing for Santa Barbara Travel Bureau, Director of Marketing for Santa Barbara Christian School (including oversight of the entitlement process for land acquired for the development of a school campus). Myra formed her own accounting business in 1994, performing accounting services for the Santa Barbara Taxpayers Association and the Santa Barbara Industrial Association and grew the business to include doctors, retail and real estate businesses. Myra also teaches accounting at Santa Barbara City College Adult Education, specializing in QuickBooks software classes. She is a member of the Santa Barbara Bookkeepers Association and has been a registered QuickBooks Professional Advisor. Myra graduated from Santa Barbara City College in 1977. Email

Marketing/Leasing Carly is a licensed commercial real estate sales and leasing agent and marketing coordinator. She obtained her CA Real Estate Salesperson license in 2006 and brings experience in commercial and residential leasing, customer service, and property management. She also has a broad background in graphic design and photography. Originally from Birmingham, AL, Carly moved to Santa Barbara in 2003. She graduated cum laude from The University of Mississippi with a BA in Art with an emphasis in Design and Business in 2002. Email

Broker Vikki is a licensed real estate broker, with a GRI designation. She brings sixteen years of broad based real estate experience that encompasses all aspects of both asset management and commercial brokerage services. Vikki was an asset manager for one of the largest full service real estate companies in Santa Barbara, was responsible for a portfolio of premier commercial properties in Santa Barbara valued at over $400,000,000. Her expertise was in identifying and analyzing under performing properties, then formulating and implementing proactive cost reducing programs that consistently resulted in long term appreciation and dependable cash flow returns. In her role as a leasing broker, Vikki is expert at effectively evaluating market conditions, then strategically pricing and placing her properties in the market place to ensure the procurement of the highest rents and quality tenants. Her exceptional negotiating skills and proficiency in handling sensitive lease negotiations has resulted in the completion over 1,200 successful transactions, valued at approximately $100,000,000, that include the University of California, Santa Barbara, Starbucks, Levi's, Michael Stars, Coach, Radio Shack, MAC Cosmetics, Unilever Technology, Design Within Reach, Wyland Galleries, and Left at Albuquerque restaurant. Vikki has been recognized for her success in the Pacific Coast Business Times' publication of Who's Who in Commercial real estate for three consecutive years. Prior to moving to Santa Barbara in 1989 and beginning her real estate career, Vikki owned two separate businesses in her native state, Texas, and held a management position with Southwest Airlines. She attended Richland College in Dallas, and the University of Texas in Austin.
